What pushes a Herndon roof replacement up or down
- Roof size and pitch. Larger and steeper roofs take more material and more labor, and steep roofs need more safety setup.
- Material. A standard asphalt shingle, an architectural shingle and a premium designer shingle are priced very differently.
- Tear-off. Each existing layer that has to come off adds labor and disposal. Older Herndon homes are more likely to have more than one.
- Decking repair. Damaged or soft decking found after tear-off adds cost beyond the roofing system itself.
- Ventilation and flashing. Correct flashing at chimneys, walls, skylights and valleys, and ventilation that works, take time to do right.
- Roof complexity. Dormers, multiple gables, valleys and skylights all add cut and flashing work.
Why townhouse roofs price differently
About 30% of the homes in the Town of Herndon are townhouses, according to the Town's 2020 housing estimate. A townhouse roof is smaller, but the work at the property lines, where your new roof meets a neighbor's existing one, needs careful detailing. Fairfax County's permit guidance also singles out roof decking on townhomes that must be fire rated, so the scope for a townhouse may differ from a detached house of the same roof area.
What a written scope should include
- The roof areas covered, and anything excluded.
- How many layers come off and how debris is handled.
- How decking damage found after tear-off is handled and priced.
- Underlayment, flashing, drip edge, vents and pipe boots: replaced, reused, or not included.
- The shingle manufacturer, product line and color.
- Who is responsible for any permit and for HOA or historic district approval.
- Cleanup and protection of landscaping and the driveway.
Comparing two estimates is only useful if they describe the same work. If one is much lower, look for what it leaves out: flashing reused instead of replaced, no allowance for decking, or a shingle line that isn't specified.
Get a ballpark before anyone visits
The Roofing Roughnecks instant roof estimate tool measures your roof from satellite imagery and emails a ballpark price. It's a fast way to see where you're likely to land in the ranges above before we look at the roof in person.
Are these prices quotes?▸
No. They're typical Northern Virginia reference ranges from the Roofing Roughnecks cost guide. A quote comes after we look at your roof and write the scope.
Why can't you give me an exact price over the phone?▸
Because the biggest cost drivers, such as the number of layers, decking condition and flashing details, can only be judged on site.
What happens if you find bad decking during tear-off?▸
The written scope should say how hidden decking damage is handled before work starts, so there are no surprises about how it's priced.
Do you offer financing?▸
This site doesn't list financing. Ask us directly about payment terms when you request an estimate.
