Start with the source, not the stain
A ceiling stain tells you water got in, not where. Water can run along rafters, decking or insulation for a few feet before it shows up indoors, so the stain is often downhill from the real entry point. A useful roof repair starts by tracing the path: which roof area sits above the stain, what penetrations or transitions are nearby, and what the attic shows when it's safe to look.
It also helps to note when the leak appears. A leak that only shows up in wind-driven rain points somewhere different than one that drips after every storm, and a wet spot that appears on cold mornings with no rain may be condensation rather than a roof leak at all. Write down the dates and weather and take photos; that record saves time during the inspection.
Where Herndon roofs usually leak
Most leaks we're asked about come from transitions rather than the open field of shingles: where a roof meets a wall, around a chimney or skylight, at a plumbing vent boot, or in a valley where two roof planes meet. Many Herndon homes date from the 1970s through the 1990s, and the flashing on those roofs may have been reused through more than one re-roof. Townhouse roofs add another common trouble spot: the joint where one owner's roof section meets the next.
When a repair makes sense, and when it doesn't
A repair is a good fit when the problem is isolated, the surrounding shingles are still sound, and compatible materials are available so the patch ties in cleanly. It's a poor fit when the roof is worn across the board, when the same area has been patched several times, or when there are several active leaks. What a repair scope should say
- Which roof area is being repaired, and why.
- What's being removed and what's going back on.
- How the repaired area ties into the existing roof and flashing.
- What the repair is not intended to fix.

No. A leak can come from one isolated defect, like a failed vent boot or a piece of flashing. It can also be one symptom of wider wear. The inspection should tell you which.

What should I do while I wait for a repair?▸
Protect the interior from dripping water, photograph the stain and note the weather, and stay off the roof. Don't climb a wet or damaged roof to check it yourself.
