What a full roof replacement includes
A replacement isn't just new shingles. The roof is a system: the deck (the plywood or boards the roof is nailed to), underlayment, flashing at walls, chimneys and valleys, the vents and pipe boots that pass through it, the ridge, and the edges where water leaves the roof. When we replace a roof, the written scope covers each of those parts so the finished roof works as one assembly.
- Roof inspection and material recommendation before the scope is written.
- Tear-off of the existing roof, down to the deck.
- Decking repair where damaged or soft decking is found after tear-off.
- New roofing system installation: underlayment, flashing details, shingles, ridge.
- A ventilation review, so attic airflow is considered rather than assumed.
- Cleanup and debris removal.
A real roof replacement in Herndon
Herndon is Roofing Roughnecks' home market. The photos below are from a full roof replacement here, handled directly by the division rather than subcontracted out: a gray architectural shingle roof, finished, from above and along the ridge.

Herndon homes and roof replacement
A Town of Herndon housing study reported in 2026 found that more than 70% of the town's homes were built between 1970 and 2000. Many of those houses are now on a second roof, and some still carry an older layer under the current one. Multi-layer tear-off and decking repair are two of the biggest swing factors in replacement cost, so we look for signs of both before writing the scope and explain how anything hidden under the old roof will be handled if it turns up.
About 30% of the homes in town are townhouses, according to the Town's own 2020 housing estimate. Townhouse roofs are often continuous across several units, which raises practical questions: where your roof section ends, how the new shingles will tie into a neighbor's older roof, and whether your HOA dictates the shingle line and color. Those are questions to settle before you sign, not on installation day.
Permits depend on where your Herndon address really is
Inside the Town of Herndon, building permits and inspections go through the Town's Building Inspections office, which lists a residential Re-Roof permit type and a Re-Roof Information Form. Outside the town limits, including the Oak Hill, Franklin Farm and McNair areas that share Herndon mailing addresses, Fairfax County Land Development Services is the permitting office. The written scope should say who is responsible for any required permit. Our permits and HOA page explains the difference in more detail.
Choosing materials
Most replacements in Herndon use architectural asphalt shingles. Roofing Roughnecks installs GAF Timberline HDZ, Timberline UHDZ and Grand Sequoia, and CertainTeed Landmark, Landmark Pro and Presidential Shake. The division holds CertainTeed Master Craftsman credentials, earned in September 2026. If you're inside the Town's historic district or governed by an HOA, the product and color may need approval first, so we'll talk through options that fit those rules.
What it typically costs
The division's cost guide lists typical Northern Virginia reference ranges of $9,000–$16,000 for a basic replacement, $16,000–$28,000 for mid-range, and $28,000–$50,000+ for high-end scopes. Those are ranges, not quotes. Roof size and pitch, the number of layers coming off, decking condition, flashing and ventilation work, and the material you pick decide where your roof falls. See the cost guide for what moves the number.

Do you handle roof replacements in Herndon yourselves?▸
Yes. Roofing Roughnecks is based in Herndon, and Herndon roof replacements are handled directly by the division, the same licensed, insured and bonded company (VA DPOR #2705187519), rather than subcontracted to another company.
How do I know whether I need a replacement or a repair?▸
It depends on the extent of the damage and the roof's overall condition. A single leak or a small damaged area is usually a repair; widespread wear, several leak points, or a roof near the end of its life usually points to replacement. We'll explain which one we recommend after inspecting it.
How long does an asphalt shingle roof last?▸
Asphalt shingle roofs commonly last 20 to 30 years, but condition and maintenance history matter as much as age.
Will I need a permit for a roof replacement in Herndon?▸
It depends on whether the house is inside the Town of Herndon or in unincorporated Fairfax County, and on the scope. The Town lists a Re-Roof permit type; Fairfax County publishes its own list of what does and doesn't need a permit. Your written scope should say who handles it.
