Why pair windows with a roof project
Roofs and windows have something in common: both depend on flashing to keep water out. Dormer windows and windows that sit just below a roof line are tied into the same water-management details as the roof around them. When both are being replaced, planning them together means one company is responsible for how the window flashing and the roof flashing meet, instead of two contractors each assuming the other one handled it.
There's a practical side too. A single exterior project means one schedule, one written scope and one point of contact. If your Herndon home has the original windows from when it was built, and many homes here date from the 1970s through the 1990s, a roof replacement can be a natural time to look at them.
Approvals in Herndon
Fairfax County's permit guidance lists direct replacement of existing windows among residential work that doesn't need a building permit, while new window openings are treated as alterations. Inside the Town of Herndon, the Town's Building Inspections office sets the rules. In the Town's historic district, the Historic District Review Board lists window replacement among the common applications for a Certificate of Appropriateness. HOAs often have rules about window style and color as well. We'll help you sort out which apply before ordering.

This Reston re-roofing photo shows underlayment and flashing being worked around a dormer, the kind of roof-to-wall detail that matters when windows and roofing meet.
Typical cost range
The Roofing Roughnecks cost guide lists $500–$1,200 per window as a typical Northern Virginia reference range for replacement windows installed alongside roofing and exterior work. The window type, size, material and the condition of the opening all affect where your project falls. It's a reference range, not a quote.
How a replacement is done
The old window comes out, the opening is checked for damage or rot, and the new window goes in level and square. The most important part is the one you won't see afterward: flashing and sealing around the opening so water that gets behind the siding is directed back out instead of into the wall. When the window sits under a roof edge or in a dormer, that flashing has to work with the roof flashing above it, which is why having one company handle both helps.
Choosing replacement windows
- Start with the style the house already has, especially if you're in an HOA or the historic district.
- Decide whether you're replacing every window or only the worst ones; matching matters on the front of the house.
- Ask what's included around the opening: trim, flashing, sealing and interior finish.
- Confirm the product, size and color for each opening in the written scope.

Do replacement windows need HOA approval?▸
Often, yes. Many Northern Virginia HOAs have rules on window style and color, and the Town of Herndon's historic district requires review of most exterior changes. Check before ordering.
Why does flashing matter for windows?▸
Flashing directs water around the window opening instead of into the wall. Sealant alone isn't a substitute for properly installed flashing.
